A person’s choice is determined by their preferences and lifestyle, but in this case, their financial and social circumstances are the primary factors. At first glance, building a private house may seem quite expensive. However, the issue is that land plots suitable for private houses in prestigious central districts of the city are very expensive. In Vake, for example, there are almost no suitable locations left for private houses.

As for the outskirts and suburban areas of Tbilisi, land plots can be purchased there at considerably lower prices. If you hire an experienced company, it is possible to build a good house or country home at a reasonable cost.

If you purchase a land plot in Gldani or Mukhiani, it will cost less than in Dighomi, where the price of one square meter of land sometimes exceeds USD 80–100. By contrast, toward Gldani, Mukhiani, the Ponichala settlement, or at the end of Jikia Street, one square meter of land may be purchased for USD 40–50.

It is also important to consider which company the client entrusts with the work. Otherwise, the house may end up in the hands of a construction crew that builds to poor standards and cuts costs on construction materials. There are construction teams that achieve lower prices precisely at the expense of quality. Saving on materials may ultimately cause a building to crack or develop moisture problems. A normal, good-quality house of a reasonable size costs, on average, at least the GEL equivalent of USD 40,000–50,000.
